Stage 1 — Rough clean
After major works and before final fit-out finishes: removal of debris and packaging, sweeping and vacuuming of dust, cleaning of window frames and basic surface wipe-down so that trades can complete finishing works safely.
Stage 2 — Detailed (fine) clean
After finishes are installed: removal of paint spots, adhesive and protective film, cleaning of glass and façades at reachable levels, sanitary ware, kitchens, joinery, ceilings, light fittings and MEP grilles; floor treatment appropriate to the finish (marble, porcelain, vinyl, carpet).
Stage 3 — Final / sparkle clean
Immediately before inspection or occupancy: touch-point polishing, final glass, floor buffing, dust-free surfaces and a snag-list walk with the client or consultant.
What to specify
Area schedule by floor and finish type, stage dates aligned to the construction programme, access and permit requirements, working-at-height arrangements, waste segregation and disposal responsibility, and the inspection standard for handover.
Safety and site rules
Cleaning teams on live construction sites require site induction, PPE, approved method statements and risk assessments (RAMS), and coordination with the main contractor's permit-to-work system. Equipment such as MEWPs or rope access must be arranged with certified operators.
How it is quoted
By stage, area, finish type, height access, waste volume, programme duration and headcount. Because every project differs, a site visit and review of the finishes schedule precede the quotation.
